Yes, all occupants have to fill out form and sign a lease.
We guarantee same day service and you will always get an answer within 24 hours. We want to take care of your needs and some of our tenants move in as fast as the same day. We suggest you should only be applying if you are interested in moving in within 2 weeks at the maxmium, unless you are on wait-list and wanting to move in after current tenant moves out. The earlier is usually the better. We do not hold any of our apartments or rooms. Once approved, you have 24 hours to sign the lease and arrange to bring the funds. Once funds received you are good to go.
One year.
Simple. Be a good tenant. No credit is okay, but bad credit is not. We do background and credit checks, so NO bankruptcies, NO evictions, NO criminal records. So be good and you'll get rewarded. Our rents are low and we fill up fast. You always need first month rent + deposit equal to first month which $100 non-refundable lease fee to move in. Your first month rent is pro-rated.

No, smoking in or near the premise will be considered break of lease. No smoking within 20ft of the buildings
Deposit will equal to your first month rent. This is required prior to occupancy. $199 is non-refundable.
Rent is always due 1st of every month. $50 fee + $10 per day until fully paid. In other words, please don't be late. The bank wants the mortgage payments so can't afford to be late. Please pay your utilities!
Sorry, no smoking on any of the units, no pets allowed for roommate /private room leases.
Note our Verified badge here. You are welcome to contact our tenants /roommates to verify, We can always meet you on-site and show you the place or your friend if you can't make in person. We do everything else online including application, lease and payments. We use Intuit/Quickbooks which is safe and secure. We have also been in business for over 20 years and have served many happy tenants!
